Commentary by Ruban Selvanayagam

  • According to the latest UK House Price Index, average house prices saw an annual price rise of 8% (to July 2021)
  • The latest Hometrack UK Cities House Price Index reported that Liverpool saw the greatest year-on-year house price growth at 9.7%. This was followed by Manchester (8.1%), Sheffield (7.6%) and Belfast (7.4%).
  • The most recent Royal Institute of Chartered Surveyors (RICS) report observed that the flow of fresh listings coming onto the sales market continues to deteriorate; sales have slipped for a second month running but are expected to stabilise going forward and house prices continue to rise albeit the pace of growth now appears to be easing somewhat.
