Dealing with bad tenants is a sour experience that no landlord enjoys - particularly due to the fact that, on average, it can take up to six months to completely remove someone who has a signed Assured Shorthold Tenancy (AST) agreement. Should you find yourself in a situation where a tenant has vacated owing unpaid rent; is in arrears and refusing to respond; damaging the property amongst others - Milners can help:

  • The details of the situation will be taken and you will be advised of the next steps;
  • The tenancy agreement will need to be provided as well as a rental breakdown statement (if you do not have the latter, the information can be collated via your bank statements);
  • If an application is required for either a County Court Summons or a Possession Order, then you will be advised of the costs involved including court fees;
  • You will find that the legal fees for our landlord services are the cheapest in the market place;
  • The full qualified lawyers will act proactively and diligently and will keep you advised throughout.

  • 28 day and 7 day letters - £50.00 plus VAT;
  • Applications to Court for Possession, Summons or Judgements - £150.00 plus VAT;
  • Section 8 or Section 21 notices - £50.00 plus VAT;
  • Application for Bailiff - £35.00 plus VAT.

Please note, if any further work is required over and above such as more than one court hearing, dealing with defences, allocation and hearing tracking then fees will be discussed and agreed at the time (which we will ensure remain competitive).
