Why property investment in 2011?

The last few years have seen significant changes in the UK property investment landscape which have bought some associated advantages and disadvantages. Challenges include difficulties in accessing buy to let finance (particularly the 'rapid refinance' strategy which many investors formerly used); acquiring property with a healthy level of equity and the fact that it may be some time before significant capital gains can be achieved. On the positive side, there are many reasons to be pleased to see the back of the 'overnight property millionaire' phenomenon; prices are coming back down to meet buyer affordability levels; rents are increasing and investors can effectively 'cherry pick' the very best opportunities in the market. The concept of BMV has developed into a generic term widely used in property investment circles yet, in reality, there are not many industry professionals who would see buying at the so-called 'market value' as a viable strategy. Indeed, establishing what actually is the open market value of a property is difficult with such low sales volumes. Our suggestion, therefore, is to focus on buying assets that are priced well in your local market and - more importantly - cashflow well (once all your expenses are paid for, you still have a healthy amount of remaining monthly funds).
